Located in Tribeca, New York City, this 1,900-square-foot loft designed by Christopher Jeffrey Architects occupies the sixth floor of a historic warehouse building constructed in 1920. The building features thick brick exterior walls, arched interior bearing walls, and floors and ceilings framed with rough-sawn solid wood timbers, showcasing its industrial origins and distinctive architectural appeal that captures the essence of its historic significance. The interior of the loft has been completely reimagined, with all original elements removed and new partitions added to create a modern, open living space tailored for a vibrant family lifestyle. In-Kind House by GO’C
In-Kind House is a project designed by GO’C. At 1,900 square feet, this project is a modest new build atop the existing concrete stem walls of the previous house. A high shed roof with exposed wood beams and clerestory windows create bright and open spaces. Large lift-and-slide doors to the south draw the garden into the main living space and allow the interior to flow out to the deck and outdoor kitchen. Beyond the deck, a lush northwest garden rises up a small hill to the south. Receding layers of large moss-covered rockery, ferns, and native trees provide a soft and natural backdrop for the main living spaces. Expansive windows and direct connections to the garden allow this house to feel welcoming and spacious. Photography by Kevin Scott.
FF Apartment by Zalc Arquitetura
The FF project, developed by Zalc Arquitetura, involves the unification of two 50 m² apartments into a single 100 m² space in the city of São Paulo, in Brazil. Combining a bold industrial style with a touch of coziness, the project reflects the predominance of sober tones, such as black and exposed concrete. The challenge was to balance the coldness of these materials with a warm and inviting atmosphere. Photography by Guilherme Pucci.
Guarujá House by Nitsche Arquitetos
Guarujá House is a project designed by Nitsche Arquitetos. The house designed in Guarujá, located in the city of Guarujá on the coast of São Paulo, sits within a gated community that is part of a protected area of the original Atlantic Forest. To preserve the richness of this native forest, local regulations permit only 30% of the land area to be developed. The challenge was to accommodate a program that required at least 450 m² of built space. To achieve this, the design was divided into three levels. Photography by André Scarpa.
H Project by Margot Aurensan Architecte
The house is designed by Margot Aurensan Architecte with a focus on sobriety and simplicity, both in terms of volumes and materials, ensuring it blends harmoniously with its natural surroundings. The aim is to preserve the green character of the site, while creating a structure that adapts perfectly to the existing topography. The garden level, nestled against the slope, offers a seamless connection to the landscape, while the ground floor is carefully set back, presenting the illusion of a single-story building from the main street. Villa 18, House in La Moraleja by Fran Silvestre Arquitectos
The project designed by Fran Silvestre Arquitectos features diagonal views toward a lake belonging to the La Moraleja golf course in Madrid. Given that the size of this location allowed for it, a home was proposed that develops primarily on a single floor. The daytime area is organized into two volumes of different heights that shift in relation to each other, creating a sheltered terrace that faces the landscape, oriented southeast. The main body has a height of almost one and a half floors. A third structure houses the nighttime area, positioned in such a way that it has its own more private outdoor space.
